Job Description

He will assist the Building Manager manage the day to day operations of the building / Condominium Corporation . Ensure that all building equipment and facilities are 100% in good working condition by implementing timely and consistent preventive maintenance program.

Oversee implementation of effective and consistent building / equipment preventive maintenance programs.

  • To ensure reliable operations of building equipment systems, physical appearance, safety and security of all facilities by conducting regular inspection.
  • Consistently implement preventive maintenance work and undertake corrective maintenance if necessary.
  • Supervise, assess, and evaluate performance of multi-skilled technicians (MST) periodically or as needed and give recommendations to the Building Manager.
  • Monitor and maintain inventory of tools and engineering concerns. Ensuring building have ample stocks by keeping stock cards updated.
  • Assist Building Manager in preparing annual budget for all technical services and materials needed for the efficient operations of the project.

  • Prepares daily / weekly maintenance report and appraises the Building Manager of the undertakings and problems of the building operations.
  • Oversee, supervise, and facilitate activities of third party contractors for any repairs needed by the project.
  • Expeditiously response to residence and tenant calls, give assessment to Building Manager for proper course of actions.
  • Assist Building Manager in the performance evaluation of Service Providers.
  • To perform other task that may be assigned by the immediate superior.
  • Assist Building Manager in monitoring all safety programs to ensure safety of Residents and property
  • Assist Building Manager in coordinating and implementing regular Fire / Earthquake drills. Act as assistant Fire brigade / Emergency Marshall.
  • Ensure all fire protection system are properly maintained and in good working conditions (Fire & Jockeys pumps, FDAS, Fire Alarm Control Panel).
  • Prevent exposure and decreaseliability of Property Management (Pro Excel) and Condo Corporation by adhering strictly to Company Safety Policy, Company Rules and Regulations.
  • Assist Building Manager in complying with all statutory and regulatory requirements.

  • Assist Building Manager in liasing, securing, renewals of regulatory and statutory permits and licenses as required by LGU and other Government agencies.
  • May be assigned as Pollution Control Officer (PCO) in lieu of the Building Manager.
  • Assist Building Manager in preparation and submission of quarterly Self-Monitoring Report (SMR) as required by DENR / LLDA.
  • Oversee all engineering and technical concerns of the project.

  • Review plans, prepare scope of works and various projects.
  • Evaluate and review proposals of third party contractors for Building Manager's endorsement to the Board.
  • Evaluate, review construction drawings submitted by units owners based on design and construction guidelines. Ensure that reviewed plans should be evaluated and returned to unit owners within 3-5 working days.
  • Conduct technical meetings with tenants / representatives and contractors.
  • Monitor tenant fit-out and construction works and ensure that all design and construction guidelines are strictly followed.
  • Provide project status reports to Building Manager.

  • Involve in preparation and delivery of presentations and technical briefings, testing & commissioning of building equipment (new projects), verification and validation work processes, as well as safekeeping of as-built plans and equipment operating manuals.
  • Updates and maintains records of documentation (manuals, warranties, contact numbers, equipment ledgers) of all equipment.
  • Ensures that all equipment records, service reports, repairs are properly labeled and nearly filed in individual equipment folders.

    Implement Energy-conservation and cost-saving measures while monitoring utilities consumption of common areas.

  • Assist Building Manager in coordinating and implementing energy-conservation measures. Ensure all common utility consumptions and properly monitored and within budget.
  • Recommend and implement cost cutting measures.

    Minimum Qualifications


  • Candidate must possess at least Bachelor's / College Degree, Professional License (Passed Board / Bar / Professional License Exam) in Engineering (Electrical / Mechanlical) or equivalent.
  • At least 2 Year(s) of working experience in the related field is required for this position.
  • Preferably 1-4 Yrs Experienced Employee specialized in Engineering - Electrical or equivalent.
  • Basic accounting skills, can forecast budget and monitor expenditures.
  • Technical skills in design and installation
  • Knowledge in construction / maintenance.
  • Customer orientation / with sufficient PR skills, can manage difficult residents / situations.
  • Strategic Thinking and Analytical skills.
  • Negotiating skills
  • Good in both written and oral communications
  • Can use Microsoft office applications (e.g. Excel, Work, Powerpoint)
