About the role

Internally known as Loan Servicing Specialist, the Mortgage Services Specialist is responsible for performing a variety of loan servicing tasks under the Home Lending department.

Team member's primary function will be to work with real estate taxing authorities, vendors, and other internal and external customers to research, pay, and procure real estate tax information.


  • Reviews loan disbursement requests; processing disbursements; preparing loan demands and reconveyances.
  • Maintains loan and disbursement files.
  • Responds to routine customer inquiries; coding and renewal processing; preparing and submitting documents, data and records according to department procedures and government regulations.
  • Handles payments for hazard insurance premiums, property taxes and other special transactions.
  • Team member may be asked to work on other related projects and tasks as needed.
  • Requests tax information from internal and external customers
  • Disburse escrow funds for timely payment of customer real estate tax bills
  • Provides research to resolve tax related customer inquiries
  • Balances tax disbursement amounts
  • Exhibits accurate attention to detail when matching detailed information
  • Aids in the updating of tax agency information on loan servicing systems
  • Responds with appropriate sense of urgency on delicate issues
  • Review, route, and process all mail items received
  • Identifies and communicates tax related issues and trends
  • May work with attorneys, trustees and other Wells Fargo business units
  • Resolves tax issues to recover funds owed to the Tax Department by individuals, Wells Fargo homeowners, other mortgage companies and taxing authoritie
  • Market Skills and Certifications

  • Completed at least 2ng year in college
  • At least 1 to 3 years of relevant experience; with loan administration experience an advantage. Experience in home mortgage is preferred.
  • Good team management skills, problem solving skills, time management skills
  • Must be able to adapt to assignments quickly. Ability to manage multiple tasks under pressure. Ability to manage time and meet or exceed all deadlines.
  • Working knowledge of MS Excel, MS Word; Microsoft Access is preferred
  • Experience with MSP, Imaging and Content Management Platform (ICMP) and other mortgage related applications is preferred.
  • Previous Risk and / or Analytical experience is an advantage.
  • Demonstrate strong negotiation, communication & presentation skills
  • Amenable to work on the night shift, shifting schedules, and holidays.
  • Amenable to work in Mckinley Hill, Taguig City
