  • Read and understand the Contract Agreement and Contract Documents, i.e. plans, specifications, bid documents, bulletins, RFIs, etc.
  • Take the lead in the preparation of the Pre-Construction plan and present the same for approval
  • Prepare staff briefing documents and facilitate orientation of subordinates in the scope of work
  • Facilitate securing of permits and licenses and utilities
  • Coordinate with concerned departments regarding project mobilization checklist
  • Update master schedule and prepare three months look ahead and three weeks rolling schedule
  • Represent the company in coordination / technical meetings with owners, construction managers, consultants, subcontractors and suppliers
  • Identify, amplify and negotiate change orders and claims (time, cost, escalation, extended overhead)
  • Monitor and control project cost. Make move to improve revenue
  • Ensure timely and regular compliance of reportorial requirement to Main Office
  • Ensure timely submission of accurate billings, change orders and claims; monitor and follow up status of payments to ensure positive cash flow
  • Closely supervise work activities to minimize or eliminate rework
  • Ensure compliance to safety, health and environmental requirements
  • Ensure accurate and proper documentation of all matters significant to the project / contract
  • Establish and maintain good community relations by coordination with local and private institutions to ensure smooth operations
  • Manage petty cash, revolving fund, etc.
  • Conduct daily site inspections to monitor work progress
  • Check / monitor materials, equipment conforming to requirements (specifications, schedules, etc.)
  • Prepare submittal schedule and monitor progress
  • Conduct regular meetings and develop teamwork among staff
  • Assign and monitor specific tasks and responsibilities to staff while making timely adjustments when required
  • Monitor and manage performance of subordinates while providing support to address areas for improvement and development (technical, behavior and supervisory)
  • Secure as early as possible Certificate of Completion, Acceptance and Occupancy
  • Ensure submission of close-out requirements of the project and timely submission of retention billing
  • Close account of contracts by initiating signing of quit claims
  • Submit post-project report (methods, accounts, and development of people) and present to Excom as required
  • Secure and compile construction documents for future reference : o As built drawingso Brochure / Product submissiono Complaints of owner (necessary repair work)o Full collection of all receivables to suppliers / subcontractors and all payables
  • Turnover to Turnover Group and Property ManagementQUALIFICATIONS :
  • Candidate must possess a professional license in Civil Engineering
  • Must have 5 - 10 years relevant experience in construction project management and in all phases of construction
  • Must have advance and thorough knowledge in construction management, processes, and methodologies
  • Must be quality-oriented; strict in implementing policies, standards, specifications, and methodologies
  • Must have excellent project management skills
  • Must have excellent work ethics and integrity
  • Must be able to deliver on or ahead of time
  • Must have excellent organizational and management skills
  • Must have good negotiation and communication skills
  • Must be a team player; has an ability to work alone or with a team
  • Must be willing to be assigned in any project location within the Philippines
